Government Quarter Retention Rules 2026: Retirement, Transfer & Damage Rent

Financial Warning: Overstaying in a Government Quarter without permission attracts Damage Rent. For a Type-II quarter with a normal rent of ₹310, the Damage Rent can exceed ₹15,000 per month.

One of the biggest worries for Central Government employees during Retirement or Transfer is vacating their official accommodation. The Directorate of Estates (DoE) allows retention for a specific period, but you must apply for it in advance.

Permissible Retention Periods (2026)

The retention rules vary based on the reason for leaving the post. Check the table below:

The “Damage Rent” Trap

If you fail to vacate the quarter after the permissible period, you become an “Unauthorized Occupant”.

  • Rate: Telescopic Rates (market rate), often 50-60 times the normal fee.
  • Recovery: It is deducted from your Gratuity or Pension Commutation.
  • Legal Action: Eviction proceedings under the Public Premises (Eviction of Unauthorized Occupants) Act.

How to Apply for Retention?

Retention is NOT automatic. You must submit a request to the Directorate of Estates or your department’s estate officer before your retirement or transfer date.

  1. Fill the Retention Form (online on e-Sampada or offline).
  2. Attach supporting documents (Transfer Order / Pension Paper / Medical Certificate for extension).
  3. Pay the advance license fee if required.

सरल शब्दों में: सरकारी आवास नियम

1. रिटायरमेंट: आप रिटायर होने के बाद कुल 6 महीने तक क्वार्टर रख सकते हैं। पहले 4 महीने सामान्य किराया लगेगा, अगले 2 महीने दोगुना किराया।

2. ट्रांसफर: ट्रांसफर होने पर 2 महीने तक क्वार्टर रख सकते हैं। बच्चों की पढ़ाई या बीमारी के आधार पर इसे 6 महीने और बढ़ाया जा सकता है।

3. जुर्माना (Damage Rent): अगर आप समय पर घर खाली नहीं करते हैं, तो आपसे बाजार दर पर किराया वसूला जाएगा, जो सामान्य किराए से 50 गुना तक ज्यादा हो सकता है।
